In partnership with BPD Ontwikkeling and Rudy Uytenhaak + Partners Architects, the Kijkduin B4 & C2 development delivers around 223 new homes in one of The Hague’s most attractive seaside districts. The plan combines housing, sport and landscape integration, creating a vibrant and sustainable neighbourhood at the intersection of city and sea.
The project includes the relocation and upgrade of the Ockenburgh sports hall, transformed into a modern Sporthal+ and directly linked to the International School of The Hague. The area will serve as a “sport strip”, enriched with new public spaces, green corridors and urban sports facilities, reinforcing Kijkduin as part of The Hague’s wider vision of Sportstad aan Zee.
With its blend of architecture, livability and sustainability, Kijkduin B4 & C2 will become a model for resilient coastal living, offering a vibrant place to live, work and play in The Hague
Strengthen the housing supply with a balanced mix of social, mid-market and free-sector homes.
Enhance sport and recreation by relocating and upgrading the Ockenburgh Sporthal into a modern Sporthal+, directly linked to the International School of The Hague.
Preserve and reinforce green structures by integrating the new neighbourhood into the surrounding dune landscape and protecting ecological connections such as the Vogelbos and nearby Natura 2000 areas.
Create a healthy, climate-adaptive living environment that reflects The Hague’s ambition to be a true “Sportstad aan Zee”.
The development consists of 223 dwellings across two plots:
Plot B4: 123 homes, primarily free-sector apartments with mid-market housing integrated.
Plot C2: 100 homes, with a strong focus on social housing complemented by mid-market units.
This housing programme serves a wide spectrum of residents, including families, professionals, expats, key workers (teachers, police, healthcare staff) and empty nesters.
The architectural concept integrates seamlessly into the surrounding dune landscape, using natural materials and circular construction methods such as timber and reused resources.
Key features include:
Hidden/green parking solutions (approx. 215 spaces) and extensive cycling facilities (992 places).
Energy-efficient housing meeting BENG standards.
Green roofs, water buffering systems and nature-inclusive landscaping to enhance biodiversity and resilience.
